Step One: Fill out an Application. Set an Appointment for a Property Showing. Photo identification required. 

Step Two: After property showing, application(s) moves forward. All prospective tenants must submit to background checks.

Step Three: Top Rail Rentals will review application(s), background check(s), verify income, and check references. We will reach out by email to inform you whether you are approved or declined for the property.

To be considered for one of our properties the following is required.

1) All people over the age of 18 living at the property must be on the lease. Everyone must fill out an application. 

2) Each applicant must submit their own email address. This will be used for background checks and lease signing.

3)All tenants must summit to background checks conducted by an independent third party. Past landlord references required 

4) The combined gross income of all applicants must be greater than 4 times the monthly rent. OR the applicant must be pre-approved for section 8.

5) Applicant must be willing to sign a 12 month lease
